Essential Duties of the Senior Project Manager:
- Identify and pursue project bidding opportunities.
- Schedule quantity takeoffs.
- Prepare estimates using HCSS software.
- Create detailed estimates for all design phases: Conceptual, Schematic Design, Design Development, and Construction Documents.
- Consult with clients, architects, subcontractors, and suppliers to discuss estimates, implement cost reductions, and resolve issues.
- Collaborate with the operations team throughout the preconstruction phase to review plans and specifications for potential issues and to define the project requirements.
- Manage and track multiple preconstruction projects simultaneously.
- Analyze various methods to identify the most economical preconstruction options.
- Compile and review subcontractor quotes.
- Oversee estimates prepared by Junior Estimators.
- Submit bids ensuring accuracy and completeness.
- Prepare construction and subcontract agreements.
- Organize construction schedules.
- Integrate project schedules into overall operations schedules with the Construction Manager.
- Schedule necessary crew, equipment, subcontractors, trucking, and materials.
- Generate monthly progress billings and subcontractor payment estimates.
- Follow up on collections.
- Review daily production status with Project Managers, Project Engineers, and Superintendents.
- Ensure that the project team maintains integrity and ethical behavior throughout the estimating process.
- Consistently analyze progress and compare it to the budget (estimate) to prevent overruns and delays.
- Handle special projects as assigned.
Qualifications for the Senior Project Manager:
- A minimum of 15 years of experience in the Civil Engineering field, including public and private works such as roads, bridges, and subdivisions.
- Proficient in Microsoft Word, Excel, and other engineering and estimating software.
- Exceptional communication skills, both written and verbal.
- Demonstrated leadership capabilities.
- Willingness to work the necessary hours to fulfill the Senior Project Manager’s responsibilities.
- Bachelor’s Degree (BA) or equivalent from a four-year college or university, preferably in Civil Engineering or Construction Management; or related experience/training, or a combination of education and experience.
